Attic Mold Remediation, Cypress

A Cypress attic bakes all summer, then cools wherever conditioned air leaks into it. That is a recipe for condensation on sheathing and duct work. An independent provider can clean the growth and address the ventilation or air-leak problem that caused it.

Signs of Attic Mold

  • Gray or black patches on the underside of the roof sheathing
  • Dark staining around roof nails, usually worst on the north side
  • Insulation that is matted down or damp in patches
  • Water dripping from duct work or an air handler in summer
  • A musty smell in the upstairs hallway, strongest near the attic hatch

Most homes here run the air handler and the duct work through the attic. Cold supply air inside a hot, humid attic sweats, and anything under that duct gets wet every time the system runs. Roof leaks cause attic mold too, but condensation is the more common finding in this climate.

What the Service Includes

Attic work is quoted from what is actually up there, including how much of the space a crew can safely move around in.

Finding the moisture path

Roof penetrations, ridge and soffit ventilation, bathroom fans that vent into the attic instead of outside, duct insulation and condensate lines are all checked before anything is cleaned.

Cleaning the sheathing

Growth on roof decking and framing is treated in place where the wood is sound. Replacing decking is a roofing job, and the provider should tell you plainly if that is what you are looking at.

Insulation handling

Contaminated or saturated insulation is removed and bagged rather than cleaned. Where it is dry and unaffected, it stays and the quote says so.

Protecting the rooms below

The attic hatch and any ceiling openings are sealed, and air is filtered, so dislodged material does not settle through the ceiling into bedrooms.

Fixing the Cause

Cleaning attic sheathing without changing the conditions is the definition of a repeat visit. The lasting fix is some combination of sealing air leaks at the ceiling plane, correcting duct insulation, venting bathroom and kitchen fans to the outside, and making sure intake and exhaust ventilation are actually working rather than blocked by insulation.

Where the staining follows the duct runs rather than the roof line, the equipment itself is often the better place to start, and that is covered under HVAC and duct mold cleaning. If the cause turns out to be a roof leak, that is a roofing repair, and the cleanup should follow it rather than the other way around. The quote should separate the mold work from what another trade needs to do first.

Not sure whether the attic is the source or the symptom? Start with a mold inspection. For the containment process, see mold removal; if the water came from a plumbing failure or a storm, read mold after water damage. The guide on preventing mold in humid homes covers the settings that keep it from returning, and service areas lists the neighborhoods covered.

Attic Mold Questions

What affects the cost of attic mold remediation?

Attic size, how much of it is affected, whether insulation has to be removed and replaced, and how difficult the space is to work in. Ask the provider for the scope and the price after looking at it, not over the phone.

Is attic mold a sign of a roof leak?

Sometimes, but in this climate condensation is at least as common. Staining concentrated around nails and on the north slope usually points at ventilation and air leakage rather than water coming through the roof.

Does attic mold affect the air in the house?

It can, particularly where the air handler and returns are in the attic or where there are gaps around ceiling fixtures and the hatch. That is one reason the work is contained and the hatch sealed during the job.

Should I go up and look myself?

Be careful. Attic temperatures here get dangerous in summer, the footing is only the joists and disturbing growth without protection puts it into the air you breathe. Photograph what you can see from the hatch and call about an inspection instead.
